TRANSFER AND BOND DOCUMENTS ARE SIGNED

THE PROCESS

The transfer attorneys prepare a flysheet (draft deed) based on the new sale information and the existing title deed conditions.

The flysheet is given to the bond attorneys to draft bond documents.

Once the bond attorneys and the transfer attorneys have the necessary documents and information requested from all parties, the
documents can be finalised for signature and when the transfer duty confirmation is received from SARS, an appointment is made with all parties to sign the documents in person.

POTENTIAL DELAYS

Not receiving the information and documents from the Seller or Buyer timeously. Not receiving bond cancellation requirements in time. SARS requesting supporting documents for approval. Either the Seller or Buyer being in isolation or quarantined for COVID, or not being available to sign in Cape Town or surrounds. Should the Seller need to sign documents overseas, special arrangements need to be made for the documents to be signed before the relevant authority in the country where he is signing. The original signed documents need to be couriered back to the transfer and bond attorneys.
